Metro Silver Line Opening July 26

At last, there is a “firm target” date for the opening of the first phase of the Silver Line Metro [Silver Line Opening July 26]  that will eventually extend to the Washington Dulles International Airport.  The fully completed project add 23 miles of new metro rail tracks. Phase I of  the two stage project will include five new Silver Line stations that will serve Tysons Corner and Reston VA.   These stations are McLean Station (located on Route 123 with a pedestrian bridge), The Tysons Corner Station (located on Route 123 on the same side as Tysons Galleria with a pedestrian bridge to Tysons Corner Center),   the Greensboro Station (located at the intersection of Route 7 and Route 123), the Spring Hill Station (situated along Route 7 with a pedestrian bridge crossing Route 7),  and finally the Wiehle-Reston East Station (a multi-level underground transit center near with a pedestrian bridge crossing the Dulles Toll Road).

According to Fairfax County Board of Supervisors Chairman Sharon Bulova, testing government website, The Washington Metropolitan Area Transit Authority (WMATA)  will begin “simulated service” on Sunday, July 20, for employee training.  Although it won’t take passengers during this “simulated service” the trains “will carry passengers along the existing Orange and Blue lines between East Falls Church and Largo Town Center.  . . [T]hese trains will be identified on electronic signs as Orange Line trains.”

New FHA Program

Who do you know who could benefit from this new FHA program? It’s designed to help people who have experienced financial problems as a result of the economic downturn, get back into the real estate market. You can read all about it here [new fha program].  To be eligible you need to prove these four things [taken from the article]:

-First, they need to prove that they’re income declined by 20 percent or more for a six month period and that those circumstances were the result of a negative credit event.
-Second, they’ll need to be able to provide documentation if the negative credit event qualifies under the “Job lost beyond applicant’s control” category. This might include publicly available information on a reduction in workforce or that a company closed. Applicants can also look to see if they had unemployment compensation.
-Next, they have to prove that, over the course of the last twelve months, they haven’t had any credit hiccups like a late installment or any new collections or judgments.
They also have to have a clean credit record for the last 12 months. So, they’ll need to show that they’ve had a positive rental history or that if they’re living with their parents they haven’t had any other credit issues.
-The last criteria is that applicants will have to go through Housing Counseling with an approved counselor no later than six months from the application date and no sooner than 30 days from the application date.

Looking for  new homes in Fairfax VA?  There is a great one on the market now being built in the heart of the Mantua Subdivision. 7 Reasons to Own Your Home

1. Tax breaks.  The U.S. Tax Code lets you deduct the interest you pay on your mortgage, your property taxes, as well as some of the costs involved in buying your home.  Check locally for tax breaks that may be offered by your local government.

2.  Appreciation.  Real estate has long-term, stable growth in value.  While year-to-year fluctuations are normal, median existing-home sale prices have increased on average 6.5 percent each year from 1972 through 2005, and increased 88.5 percent over the last 10 years, according to the National Association of REALTORS.  In addition, the number of U.S. households is expected to rise 15 percent over the next decade creating continued high demand for housing.

3.  Equity.  Money paid for rent is money that you’ll never see again, but mortgage payments let you build equity ownership interest in your home.

4.  Savings.  Building equity in your home is a ready-made savings plan.  And when you sell, you can generally take up to $250,000 ($500,000 for a married couple) as gain without owing any federal income tax.

5.  Predictability.  Unlike rent, your fixed-mortgage payments don’t rise over the years so your housing costs may actually decline as you own the home longer.  However, keep in mind that property taxes and insurance costs will increase.

6.  Freedom.  The home is yours.  You can decorate any way you want and benefit from your investment for as long as you own the home.

7.  Stability.  Remaining in one neighborhood for several years gives you a chance to participate in community activities, lets you and your family establish lasting friendships, and offers your children the benefit of educational continuity.
